What are Common areas?

 

Common areas are the walls outside of  your unit, the attic area above your unit, the maintenance building, rec hall, pool, tennis court, basketball court and all the land including roadways around all of these.

 

These common areas are shared by everyone at Ridgefield.  You own 1/360th of all of this.  You also own 20 feet directly behind your unit, which is referred to as limited common area. 

 

Any change to common areas must receive prior approval from the Board of Trustees.  This includes creating new plant beds, enlarging existing beds or removal and/or planting of any trees, shrubs, etc.  While the Board allows the planting of flowers in common area beds, once the flowers have been planted, the resident becomes responsible for weeding and edging the bed.  This will prevent any problems with damage from the landscaper’s equipment. 

 

Hanging flowers are also allowed in the common area; however all other personal items must be kept in the limited common area at the back of your unit.

 

More elaborate gardening may be done in the twenty feet directly behind your unit. Although we encourage planting in your limited common areas, please keep in mind that any plantings may not interfere with the cutting or maintenance of the lawn area.  All gardens must be edged and kept weed free. 

 

After touring the grounds of Ridgefield recently the Grounds committee and Manager have noticed many front & back yards are not being taken care of and are in need of some attention.  If gardens are not properly maintained, you will be asked to remove them and put the area back to it’s original condition, per the condominium documents.

 

Also please remember, if you decide to sell your unit and the new owner does not agree to assume responsibility for the gardens, you will be required to return the area to it’s original condition prior to closing on your unit.
